On March 16, Dongguan’s first residential land parcel for 2026 will officially go up for auction. The plot, numbered 2026WR001, is located in Binhai Bay New Area, with an starting price of approximately 1.31 billion yuan and a starting floor price of about 14,888 yuan per square meter. There are no requirements for supporting facilities, and the highest bid wins.

According to the listing information from Dongguan Public Resources Trading Center, the “2026WR001” plot covers about 35,000 square meters, with a floor area ratio of 2.5, and a total permissible construction area of approximately 88,000 square meters. Building height is limited to 80 meters, with a building density of 30% and a green space ratio of 35%. The successful bidder must start construction within one year and complete it within three years. Compared to last year’s Binhai Bay plots, this land has a larger area, a lower floor area ratio, and no supporting facilities requirements.

This plot is located in the core area of the Jiao Yiwang section in Binhai Bay New Area, approximately 1 kilometer in a straight line from the under-construction Dongguan Line 2 Phase 3 Jiao Yiwang Station. Future plans for the area include multiple rail transit lines, such as Shenzhen Metro Line 20 North Extension, Dongguan Line 3 Phase 1, and Dongguan Line 9. Currently, surrounding amenities are beginning to take shape, including the already open Vientiane Binhai Shopping Village to the south, as well as landmark ecological leisure projects like Dongbao Park, Binhai Bay Flower Sea, Binhai Bay Cultural and Sports Park, and Miaoyong Ecological Corridor nearby.
